US Tax Advisors Group performs a service called cost segregation. Some people are intimidated by the name, but I'll explain it.
0:32It's relatively easy concept to explain. What we do is we accelerate the depreciation expense on your building. And obviously the higher the depreciation expense, the lower your taxable income. So obviously investors want more expenses than less expenses. Cost segregation has been around for many, many years and there's a lot of misconceptions about cost segregation. One of them is it's only for the wealthy. Of course, the wealthy do use cost segregation because they've known about it and they've been doing it for years.
1:06The other one that is that it's very expensive, US Tax Advisors Group now performs a study that's affordable for buildings as small as a $50,000 building basis. So this would apply to any type of building but primarily single family home owners, they use this service to reduce or eliminate their income taxes. Now, this is a completely compliant IRS legitimate type of study.
